The broader U.S. market has seen some fluctuation with interest rates hovering between 6 ¾ and 7%, yet economic indicators like the Nasdaq and S&P 500 have soared, reflecting a boost in consumer confidence—the highest in nearly three years. Inflation remains stable yet slightly above the Federal target, with the job market staying robust. These national trends create an intriguing context for our local market here in the Bay Area.

The Pulse of San Francisco Real Estate

In San Francisco, the real estate market is experiencing a dynamic phase. Demand from buyers is pushing up against a limited inventory, driving prices upward. This trend signals a clear opportunity for sellers considering making a move. It’s a seller’s market, and the time to act could very well be now.

Deep Dive into Single-Family Homes

The single-family home segment has shown strong performance with homes fetching 104% of the listing price on average, and a remarkable 8% above list prices in March alone—the highest sale-to-list ratio since August 2022. The median home price rose by 8.2% to $1.65 million, peaking in March at $1.75 million. Despite an expected increase in listings this spring, inventory remained tight, suggesting a pressing need for more homes on the market.

Condo Market Analysis

Condos in San Francisco also saw a modest increase, with prices slightly above listing by 0.2%. The median price climbed by 3.5% to $1.152 million. Like single-family homes, the condo market didn’t see the anticipated increase in spring inventory, indicating a steady interest among buyers.
