Why San Francisco Asking Prices Mean Nothing in 2026

In San Francisco, the asking price is a marketing decision, not a valuation. Through late August 2026, 1,388 single-family homes had sold in the city, 85% closed over asking, and 142 closed at least $1 million over list. A home selling 30% over asking usually means it was priced low on purpose, not that the buyer overpaid by 30%.

Why do San Francisco homes sell so far over asking?
Because the asking price is doing a job. It exists to get attention, pull buyers through the door, and create enough competition that the market sets the number.
A seller who believes their home is worth $2 million may list at $1,695,000 on purpose. Now every buyer searching under $2 million sees it, more disclosure packages go out, and if enough of them want it, they compete with each other.
Two 2026 sales show the range:
2512 Union Street listed at $7.95 million and sold for $15 million. Six bedrooms, 5,700 square feet, and craftsmanship buyers were not finding elsewhere.
58 Woodland Avenue in Cole Valley listed just under $2.9 million and sold for $5.5 million. Three bedrooms, 2,400 square feet, and a fixer.
The headline percentage is the least useful number in either story. What mattered was the comps and how many buyers were circling.
Are prices actually rising, or is this just aggressive pricing?
Both, and it helps to separate them. The median single-family price in July was about $2.13 million, up from roughly $1.71 million a year earlier, with median price per square foot near $1,200, about 18% higher year over year.
Monthly medians move around depending on what sells, so no, not every house is suddenly worth 25% more. But supply is thin. One month of inventory means buyers often have one alternative, or none, and that is when underpricing works.
Which San Francisco neighborhoods have the biggest overbids?
The west side, not the prestige neighborhoods. Sunset and Parkside posted the highest median sale-to-list ratio of any district through August, around 135%, with Inner Sunset near 144% and Outer Sunset near 138%.
That does not make the Inner Sunset more competitive than Pacific Heights. It means homes are priced differently there. The buyer pool for good west-side houses is deep, agents know it, and a low list price reliably produces a crowd. A $1.6 million listing in the Sunset means something different from the same number across town.
Does this apply to condos too?
No, and applying Sunset math to a SoMa one-bedroom will lead you wrong. Condo inventory has tightened and the July median came in around $1.255 million, up roughly 4% year over year, but buyer choice still exists in a way it does not for houses. In District 9, covering the Mission, SoMa, and South Beach, condo inventory runs closer to three months.
The Signal Price Check: a 4-step read on any listing
Run this before the asking price anchors you.
Read the comps, not the list price. Pull recent closed sales for that property type and neighborhood. In a market this fast, a sale from last summer may tell you nothing.
Count the competition. What else is available in that band the week it comes on? Scarcity drives the overbid.
Watch the activity signals. Disclosure packages out, open house traffic, whether there is an offer date, whether it moved.
Set two numbers before offer day. Your target, and the ceiling you would pay if you fell in love with the house.

Neither approach is automatically right. A well-prepared house with a broad buyer pool can be listed low and let the market push it up. A condo, a tenant-occupied property, or a very expensive home usually gets priced closer to real value.
